A due diligence service is continuing to be provided in relation to student accommodation acquisitions throughout the UK including a major forward funding scheme in the north of England.

A new 100,000 industrial unit currently being designed to achieve BREEAM Excellent including use of photo voltaic installation, rain water harvesting, ecological meadow etc. Tenders are due back August 2014.

Roofing works at Tesco Chatteris were completed in mid June 2014 with a “topping out” ceremony held on site with the Project Team with local councillors and reporters on Tuesday 24th June.

Demolition works as Sandringham Court, Woking achieved Practical Completion on 13th May 2014; enabling construction works to provide 4 terraced houses, a new nursery facility and 8 apartments to commence on programme.

We assisted in the acquisition of 3000 student bed accommodation in the UK providing professional advice and due diligence on the construction, build contracts and related contracts. Ongoing advice is being provided with the target to have procured a total of 10,000 student beds by 2015.

Reading University 101 bed student accommodation scheme completed ahead of programme and on budget. The client benefited by letting the facility for the “summer school market” generating additional revenue over and above their business plan.

Gallions Quarter Appointment

Johnson Associates have been appointed Project Manager on the Gallions Quarter Regeneration scheme at the Royal Docks, Newham.  The scheme comprises 700 residential units plus commercial space and public realm and is due to be submitted for Planning in October 2013.  Johnson Associates are representing the 3 partners Notting Hill Housing Trust, United House and Galliford Try Partnerships and are working closely with the GLA and London Borough of Newham in successfully delivering this major regeneration project.

We are currently tendering a 124 residential unit scheme in Chiswick on a design and build basis for a major national house builder with tenders to be returned in March 2013.  The scheme is to incorporate a complex facade system and major renewables.

We are also assisting in the redevelopment of Fairoaks Airfield which includes the construction of new hangar accommodation and associated infrastructure works.  This is anticipated to be a significant project within the aviation sector of regional importance.

The real costs of achieving CfSH is being analysed on a generic basis for one, two and three bed apartment units in order to achieve the most cost effective solution for clients.  This does involve elements of renewable energy sources and the market place is being explored for cost effective solutions.

New Expert Witness commissions have been received in the last quarter and this is an area of expertise that we are actively expanding upon.

Works at Diamond Hangar

Works at Diamond Hangar successfully completed for Aero Toy Store, phase one of the works met the Olympic deadline and received a presidential visit.

Tender pricing remains very keen via competitive single stage tendering, sub £100 psf for low rise residential has been received but as ever the key is that the contractor is still there at the end the job.

A good medium to large scale contractor database has been established with market leading contractors reflecting the current competitive market and low OH&P preliminaries typically 2% and 9% respectively.

New BREEAM regulations are a challenge financially but are being embraced and cost effective solutions identified.

Recent commissions include the £1m fit out of Diamond Hangar at Stansted Airport for Aero Toy Stores European Headquarters.  Phase one of the project is being delivered in 8 weeks to meet the London Olympics opening ceremony.

Ongoing construction provided to Lower Mill Estate which includes value engineering, financial overviews and financial planning.

100 bed student accomodation project for Reading University has started on site and is due for delivery in the summer of 2013.

Renewables Made Easy

Johnson Associates have recently completed a commission entitled ‘Renewables made easy’ for a leading residential developer in the south of England. The report quantifies the measures to achieve the Code for Sustainable Homes level 4 including all the related renewable initiatives and costs thereof.
